Sustainable developmentAbstract: In recent years, the real estate industry has been regarded as a pillar industry of the national economy in China, which has boosted China’s GDP growth. The operational status of the real estate industry can reflect the development of a country’s economy. As the real estate market heats up, the supply and demand in the real estate market have also changed. The change in house prices has become the focus of consumers, affecting the development of the real estate market. Therefore, it is very important to study the supply and demand of the real estate market. This paper takes Fuzhou City in China as an example to study three factors that affect the changes in housing prices in China's real estate industry: GDP, urbanization and local policies. The results of the study indicate that housing prices in Fuzhou are rising, and the reasons for the increase are related to the economic development of the city and local policies and the economic development of the surrounding cities. In order to ensure the stable development of the real estate industry and enable the people to afford the house, this paper puts forward some suggestions for the local government: strengthen the government's real estate management, standardize the housing finance policy, strengthen the land management, and ensure the land supply. In short, the analysis of factors affecting real estate prices will help formulate government policies and promote the healthy and stable development of China's real estate industry. Micro BusinessAbstract: Many past studies have investigated factors influencing the use of technology on brand new products or service. However, there have not been many studies on the use of digital technology on secondhand and bric-a-brac markets. Secondhand and bric-a-brac market plays important roles in sustainable economic development as this type of markets are mostly concerned with smallest unit of business operators.
The objective of this research is to investigate factors influencing the use of digital technology by secondhand and bric-a-brac sellers and buyers at six major secondhand and bric-a-brac flea markets in Bangkok and surrounding provinces. A mixed methods research was conducted through surveys and in-depth interviews. The sample size of 413 for sellers and 425 for buyers was utilized for questionnaire surveys while twenty in-depth interviews were conducted for both sides. The Multiple Regression Analysis was utilized to uncover factors influencing the use of digital technology whereas Factor analysis was utilized to uncover unobserved relationship among factors.
The research selected TOE in integration with DOI and TAM as a theoretical basis for adopting seller conceptual framework while TAM in integration with Perceived Risk was utilized for buyer based on literature reviews.
The empirical evidence demonstrates that Pressure from competition, Innovativeness of business owner/manager and Ability of technology of business owner/manager were found to have significant positive relationship with adoption of digital technology by sellers. Competitive price and Ability to search for products easily were found to have significant positive relationship with adoption of digital technology while Delivery risk and Refund/return policy risk were found to have significant negative relationship with adoption of digital technology by buyers.
Factor analysis reveals unobserved correlations between factors for both sellers and buyers. The Leadership in Energy and Environmental Design (LEED) rating systems provide sustainable guidelines in design, construction, operation, and maintenance of green buildings for the building owners, designers and engineers, and offer sustainable certification for buildings. The LEED v4 Interior Design and Construction (LEED ID&C) defines indoor sustainable requirements that focus on improving commercial interior design and management. It is considered a guideline for professionals and advanced specialists who have sustainable design and management experience (Mendler, Odell, & Lazarus, 2006). Understanding the LEED rating system and its sustainable requirements will help the designers strengthen the knowledge of sustainability in the related key fields of interiors, gain more benefits, and be able to satisfy the LEED requirements successfully.
This research focuses on the development of a tool to help project stakeholders improve their understanding on using the LEED ID&C guidelines by prioritizing the LEED ID&C criteria according to financial, social, and environmental benefits and their need for specialist support, which allows an informed decision making process to achieve the desired level of LEED certification. The scores obtained in the rating table depend on the background and experiences of the project owners or the interior designers. Utilizing these rating scores as inputs, the ranking table automatically lists the LEED ID&C criteria by their weighted average scores of the rating scale in four different aspects in descending order, and calculates the accumulated LEED credits while evaluating the achieved LEED certifications. This rating and comparing processes of the LEED criteria were based on Analytic Hierarchic Process (AHP) method. The AHP is a popular theory of measurement for measuring and judging intangibles (Saaty, 2008).
This research tool simplifies the process of evaluating LEED criteria, and listed the potential certification points that can be earned based on the LEED certification systems. Consequently, the preferable LEED criteria obtained with the help of this tool can then be applied in the selected interior sustainable design project.
Another objective of this research is to illustrate the effectiveness and usefulness of this tool through utilizing this tool to analyze and evaluate LEED criteria, and to recognize the general sustainable value of the seven major categories in terms of financial, social and environmental benefits, and independent level of specialist support, in order to help the project team concentrate on the improvement of the most recommended criteria with the related key fields. Part of the objective is also to improve the collaboration of team members through putting the preferred criteria into design process with the related core specialists.
With the research based on hypothetical situations, readers can utilize this research to measure their own project. The purpose of this paper is to find whether the motivational factors such as recognition, compensation and reward, organization culture, quality of work life, and growth and development motivate the employees of the IT companies in the Kathmandu Valley as well as examine the relationship between those factors with employee retention.
In order to answer these questions, a primary data survey was conducted on 120 respondents working at 5 different IT companies in the Kathmandu Valley. The data were analyzed using statistical tools such as Descriptive analysis, Cronbach Alpha test, Cross Tabulation, Chi-Square test, Correlation analysis and Regression analysis.

The junior, mid and senior level of staffs of three branches of Tourism development banks were taken as the sample of the study. Primary method of data collection was used. Questionnaire and Interviews were developed to collect the data. The researcher employed the use of the Statistical Package for Social Science (SPSS) to analyze the data that was collected for the study.
The study has found that the effect of Human resource management practices in job satisfaction and study have positive impact on employee performance. The Job satisfaction is measured by five variables: Compensation practice, Supervisor role practice, Training practice Evaluation practice and Promotion practice. These five variables have positive impact on Employee Job Satisfaction. Also the Employee performance increases with increase in Employees Job satisfaction.
